What Paradise Valley does to a window

Paradise Valley is a town of about 14,000 people on one-acre and larger lots between Camelback Mountain, Mummy Mountain and the Phoenix Mountains Preserve, and almost every house was built to look at one of them. That means glass, a lot of it, facing east and west where the low sun shows every speck. The dust comes off the mountainsides and the desert washes on every breezy afternoon, and the homes up on Mummy Mountain and in Clearwater Hills catch it first. In monsoon season the haboobs roll across Lincoln Drive and Tatum Boulevard and leave the glass tan, then the rain spots it, and the whole cycle repeats two or three times before October.

Water is the bigger problem here because there is so much of it. Lawns, citrus, pools, fountains and patio misting systems run all summer across Camelback Country Club Estates, along Invergordon Road and Mockingbird Lane and around the Paradise Valley Country Club fairways, and the water is hard enough to leave a white calcium ring on the lower glass in a few weeks. Misters are the worst offender, because they hang a mineral fog on the patio glass every evening they are used. Spring brings olive and citrus bloom in February and March and palo verde in April, and the resort traffic along Lincoln Drive keeps a fine road dust in the air year round.

Most Paradise Valley homes do best on a quarterly plan with an exterior visit added after the monsoon, and homes with misters, pool decks or fountain spray near the glass go to every two months from May through September. Inside glass is usually done once a year. The houses here run to floor-to-ceiling panes, clerestories, steel-framed windows and glass walls over a pool, and we clean them with water-fed poles and purified water from the ground wherever possible and ladders only where it is safe. We know the gate procedures at Clearwater Hills and the private drives off Mummy Mountain, work in the early morning in summer, and send a text the morning of each visit.

How much does window cleaning cost in Paradise Valley?

First-clean pricing varies by home size and service package. A first cleaning, inside and out, is $259 for a home up to 2,000 square feet, $329 for 2,000 to 3,500 square feet, and $429 for larger homes on our Silver package. After that, a quarterly maintenance plan runs $60, $77, or $100 a month for those same home sizes. Hillside and estate homes get a custom quote.

Can you clean the glass walls and high clerestory windows?

Yes. Most Paradise Valley homes have floor-to-ceiling glass facing the mountains and clerestory panes well above ladder height, and we clean them with water-fed poles and purified water from the ground so nothing leaves a residue. On the inside we use extension poles for the high panes so furniture stays where it is. Tell us about the tall glass on the quote form.

Will the misting system spots come off?

In most cases, yes. Mister fog dries on patio glass as a calcium film, and after a summer or two it turns into a haze a regular wash will not move. We assess it on the first visit, use a dedicated mineral treatment where it will help, and tell you honestly if any pane is etched. Moving a mister head a foot away from the glass stops most of it.

Do you work on gated streets and private drives?

Yes. Much of Paradise Valley is behind a gate or at the end of a private drive off Mummy Mountain, Clearwater Hills or Lincoln Drive. Add us to your gate list or give us your gate code or house manager contact when you book, and we send a text the morning of each visit so you know when the crew is coming.
