What Phoenix does to a window

Phoenix sits in a desert basin ringed by mountains, and the dust is the first thing you notice on the glass. Through the dry months a fine tan film settles on every window in Arcadia, the Biltmore and North Central, and it shows worst on the big east and south facing glass that looks out at Camelback Mountain. Then the monsoon arrives in July. The haboobs that roll up from the south push a wall of dust across the Valley that gets into tracks, screens and every seam of a window frame, and the rain that follows an hour later dries into spots before anyone can get to it. By September the glass carries three layers at once: dust, mud spots and whatever the birds left.

The second problem is the water. Phoenix water is among the hardest in the country, and it is everywhere a house is irrigated. Sprinklers on the flood-irrigated lawns in Arcadia and along the Murphy Bridle Path on Central Avenue, drip lines on the citrus, patio misting systems in the Biltmore and pool-deck splash in Ahwatukee all leave calcium on the lower panes that bakes on under the summer sun. How much does window cleaning cost in Phoenix?

First-clean pricing varies by home size and service package. A first cleaning, inside and out, is $259 for a home up to 2,000 square feet, $329 for 2,000 to 3,500 square feet, and $429 for larger homes on our Silver package. After that, a quarterly maintenance plan runs $60, $77, or $100 a month for those same home sizes. Hillside and estate homes get a custom quote.

How often should windows be cleaned in Phoenix?

Quarterly keeps the dust and water spots under control for most Phoenix homes, and we recommend an extra exterior visit right after monsoon season for homes in Arcadia, the Biltmore and North Central where the haboobs leave the glass muddy. Homes with misting systems, pool decks or sprinklers that reach the windows usually go to every two months from May through September. Most people have the inside glass done once a year.

Can you remove the hard water haze from the glass?

In most cases, yes. Phoenix water is extremely hard, and misters and sprinklers that hit the same panes every day leave a calcium film that a regular clean will not take off. Point it out on the quote form and we will assess it on the first visit and tell you what a dedicated treatment will remove and whether any of the glass is etched past saving.

Do you clean windows in the summer heat?

Yes, all year. From May through September we start at first light and work the shaded sides of the house as the sun moves, because glass that is too hot dries the water before it can be squeegeed and leaves streaks. We also clean the tracks and screens, which hold most of the monsoon dust, on the same visit.
